The next step is writing up the offer with your agent. This is much more complicated than finally coming up with a price to pay. Determining how much you want to offer is only the start of the negotiations. 

When determining how much to offer, put yourself in the sellers’ shoes. The seller has determined his asking price based on the same market activity you’ve considered, as well as any improvements done, and lastly what his current situation might be. Most buyers might start their offer at a little less than what they actually would like to pay, so the seller may counter that offer, and eventually, the buyer and seller will meet in the middle.
